STEP: 01
Site Selection +
Land Planning
We have direct experience with site selection and acquisitions. This phase can be the most critical and daunting, especially in a competitive and time-sensitive market. We can help make quick assessments with you.
We can often assess sites' viability quickly using GIS data, such as topography, easements, or nearby well and septic permits. If you have a rough idea of a floor plan, we can also provide a scaled site plan mockup overlaid on a GIS map or survey.
If you are stuck on the first steps, let us recommend trusted surveyors or real estate brokerages to finalize your acquisition. If you have chosen a site, we can meet you to assess the layout, view potential, and any unforeseen site difficulties.
STEP: 02
Preconstruction
With site acquisition complete, your design team can create a preliminary pricing set of plans, typically about 60% complete. With this set, we can start developing a rough budget and offer pricing feedback to allow your design team to finalize plans more concisely.
Based on pricing input from the initial set and rough budget compilation, your design team can revise and adapt your plans to meet your budget goals. This revised set of plans will be a complete construction set that we can thoroughly develop a total estimate organized by cost codes.
During this process, it is also imperative to list as many selections on the plans as possible; the more explicitly stated preferences in this phase, the more accurate your budget will be!

STEP: 03
Construction Management
Once the final plans, estimate, and timeline are approved, we will submit for permitting and start the most exciting phase: construction!
During this phase, we execute the planning made during the preconstruction phase, with close coordination of our trusted tradespeople. To help manage this phase and to keep you aware of the work performed, we will provide you with a client login to our Buildertrend software. Here, you can view progress reports, photos, and cost updates to the estimate on your laptop or via a mobile app.
Whether local to your job site or from afar, you can trust that we have your project under control and will keep you updated regularly.
STEP: 04
Project Turnover
As your project approaches its completion, we will meticulously complete all checklists to your satisfaction. Even after the certificate of occupancy, our work doesn't end. Waterrock constructs projects with exceptional quality and durability, and we take pride in the enduring craftsmanship of our client's properties. We are not only here for you during the construction phase, but we will also continue to provide support long after construction.
